I’d like to introduce myself. My name is Tracie Novak and I’m a local, full time Realtor with Prudential California Realty. My office is just down the street from you on Thousand Oaks Blvd and Skyline. I’ve been through the ups and downs right along with you in the real estate market these past 6 years. Even though we’ve all been through a lot of challenges in our local market, there are now many positive indicators that our local market and prices in your community are improving. Just since January 2013, there have been 19 sold homes in the neighborhood, 7 active listings currently (at least at the time when I’m writing this letter), and 4 listings under contract. Last year in 2012 the total number of homes sold in the community was 22. Median sales price for 2012 for all sold homes was $609,750. In the first 6 months of 2013, the median sold sales price is $712,098, and there is still 4 months left in 2013. Westlake Hills is such a beautiful and special neighborhood. There are so many features that I love about the neighborhood. Some of these include beautiful homes with pride of ownership, mature trees and oaks throughout the neighborhood, Russell Park in the middle of the neighborhood; the CA Distinguished Blue Ribbon School Westlake Elementary, nearby hiking trails, centrally located to shopping, and community spirit make for a very special living community. In my spare time, when I’m not working or volunteering, I enjoy reading classic literature, spending time with friends and family, going to art museums, gardening, hiking, walking my friendly Golden Retriever “Mr. Darcy” around the neighborhood.
